What makes an MMO currency worth real money?

I like to play MMOs where when I get tired of playing I can sell my account so at least my time wasn't totally wasted.
The last few years haven't had a lot of new MMOs that were very profitable. Albion online was about the only one I can think of in 2018.
I tend to look for house/land ownership, player owned vendors, a steep and useful crafting curve and a not too greedy company (since if you can buy the best items directly
why buy second hand) What are currently the most profitable MMOs? If I were to guess I would think WOW and Eve Online.
Hopefully in 2019 there will be a new major hit.

I think what makes MMO currency worth real money is how scarce and how hard the currency is to obtain. Profit wise, I'd say WOW or Runescape depending on your experience in each of the games.

I would avoid games like WoW and runescape unless you know what you're doing and have a good setup, you're competing with big fish running many many bots each. It will take you along time before you're earning a reasonable amount of gold and if you don't know exactly what you're doing you'll get more accounts hit with bans. People would rather buy from one of the 50 sites selling gold for the game than you as an individual so you have to undercut them, etc by your "sell my account after I'm done playing with them" I imagine you're not seeking to set up a bot farm and pump out gold so I would avoid the big popular games.

I would go with a much smaller game, there might be significantly less people buying but there's also significantly less selling.

I have not played it for almost 2 years now but last time I did Everquest 2 was great - You can get away with botting to your hearts content and you can use gold to buy Krono which is multi-game, meaning you can bot eq2 and sell to eq1 players. When I last played I was able to get ~20 krono a month(sell for ~$10) without a dedicated setup(I would bot it/multibox while playing legit, never botted overnight because I was afraid of bans but as mentioned you really don't need to be) - A guildmate of mine went all out botting overnight and basically advertised that he bots by offering raid help(which he'd then do raids with entirely bots) - Never asked him in detail how much he earned but one day he bought 60 kronos with plat mentioning he earnt all of it that month.

Legends of Aria just launched(has issues atm, servers are down at time of writing this) and has the player housing/etc you mentioned, I'm sure people will be buying gold/accounts for that game in the coming weeks

I'd add Lineage 2 to WoW and Eve Online, because whenever there's a new server, it's a straight-up opportunity to earn some money by means of RMT. It just takes some experience in the game and a ton of diligence to farm adena and spoil resources.
 
Since WoW bfa came out, it attracted many wow fans to play this new patch 8.0. Many of them have much time, they would like to farm wow gold by themselves, but some have no time or energy, so they would like to buy world of warcraft gold with real money from a reliable site. Wow gold is really important when you want to strong your weapons and armors.
 
What makes anything worth something? Demand.

It doesn't matter what it is, if there is a demand for a product or service someone can provide it for any form of currency.

Demand, how you can use that currency in-game and what it gives you in return, ability to farm it, ability to sell/trade it with others without getting banned... etc.
