Advice on How to Unlink Game Account from Gmail and Steam

I have a Warhammer Chaos & Conquest account that I wish to part ways with. I used my real Google/Gmail account as I wasn't planning to sell the game account. Within the game, I see there's a button to "Unlink from Facebook" and "Unlink from Google Play."

So my thought was maybe I could add the buyer or middleman's FB or Google account to the game and then afterwards, the buyer could unlink whichever of my accounts was not already removed.

I think the game is primarily played on phones but I've logged into the game using both Steam and the Microsoft store. It looks like I can remove the game from my Steam Library.

So back to Google and FB (I believe I originally created the game with my Google account), is it hard to unlink from Google usually? Any advice or links to a guide would be helpful (I read a few posts on here about buying and selling but not about unlinking).
 
I recommend making a new Google account, then liniking that new account to the game. When you sell, you can then give the buyer the game and new Google account. Then unlink FB and anything else.
 
I was wondering if I couldn't do that. My only concern would be if the gaming company would notice or care that the Google account was changed twice in a short period after 2 years of gaming.

Some game companies care about a lot of email changes but its rarer. As long as its not a game company requires you to create a support ticket it will go not noticed.
